Welcome to The Estoria Lagos, a luxury short-stay property located at 43–45 Budland Street, Ojodu-Ikeja, Lagos, Nigeria. By accessing or using our website (www.theestorialagos.com) or staying at our property, you agree to the following Terms and Conditions. Please read them carefully before making a booking.

1. Definitions

• “We”, “Us”, “Our” refer to The Estoria Lagos and its management team.

• “You”, “Guest”, “Customer” refer to any individual or entity making a reservation, staying, or using our facilities.

• “Website” means www.theestorialagos.com, including all associated booking systems and communications.

 

2. Booking Policy

• All reservations are confirmed only upon full payment (100%) of the total booking amount.

• A refundable security deposit of ₦150,000 is required at check-in for incidentals and damages. This will be refunded after inspection upon checkout, provided no damage or policy breach has occurred.

• Bookings made directly on our website or via authorized channels (Airbnb, Booking.com, etc.) are subject to verification.

• We reserve the right to decline or cancel a booking if guest identity cannot be verified or if payment is incomplete.

 

3. Payment Methods

We operate a no-cash business model. Accepted payment methods include:

1. POS payments (Wix POS or Moniepoint POS)

2. Online card payments via our website

3. Secure payment link (issued upon request)

4. Bank transfer to our official business account

Cash payments are accepted only at management’s discretion.

 

4. Cancellation and Refund Policy

We understand that plans can change. Our policy balances flexibility with operational certainty.

Flexible Date Changes

• Guests may request date changes up to 7 days before check-in, subject to availability and any rate difference.

Cancellations

• Free cancellation up to 14 days before check-in.

• Cancellations 7–13 days before check-in incur a 50% charge.

• No-shows or cancellations within 7 days of check-in are non-refundable.

Requests must be made in writing via info@theestorialagos.com.

 

5. Check-In / Check-Out

• Check-in: From 3:00 PM

• Check-out: By 11:00 AM

• Early check-in or late check-out is subject to availability and approval by the Property Manager.

• A ₦100,000 fee applies for approved late check-outs up to 2:00 PM.

Guests must provide a valid government-issued photo ID at check-in.

 

6. Guest Conduct and House Rules

To ensure a peaceful and luxurious experience for all guests, the following rules apply:

• No smoking inside apartments. Outdoor areas may be used for smoking.

• No parties or loud events without prior written approval.

• Quiet hours: 10:00 PM – 7:00 AM.

• Only registered guests are permitted overnight stays.

• Pets are not allowed unless pre-approved.

• Guests are responsible for maintaining reasonable cleanliness and reporting any damages immediately.

• The Estoria Lagos reserves the right to evict any guest who breaches these rules, without refund.

 

7. Security & Access

• Our property features 24/7 on-site security, CCTV monitoring in common areas, and secured access gates.

• Guests are issued digital gate codes that change periodically. Codes are personal and must not be shared.

• We are not responsible for loss or theft of personal belongings left unattended.

• All visitors must be registered and approved by security.

 

8. Property Damage & Liability

• Any damage, loss, or missing items caused by guests or their visitors will be charged against the refundable deposit.

• Guests are liable for the full cost of repair or replacement if damages exceed the deposit.

• The Estoria Lagos is not responsible for accidents, injuries, or illnesses that occur on the premises unless directly caused by proven negligence on our part.

 

9. Facility Use

All guests have access to:

• Gym, pool, cabana, and communal areas, during operating hours.

• Guests must follow posted safety rules and supervision guidelines.

• Children must be accompanied by an adult in all facilities.

• The Estoria reserves the right to restrict facility use for maintenance or safety reasons.

 

10. Private Chef & Catering Services on The Estoria Lagos Property - Disclaimer
For internal and external use.

Please note that all chef and catering services at The Estoria Lagos are provided by independent professionals who are not employed by or affiliated with The Estoria. While we aim to recommend excellent culinary experiences, these providers operate entirely on their own. Guests book these services at their own discretion and are responsible for all arrangements, including safety, payment, and service quality. We encourage guests to confirm all details directly with the provider before making a final choice. We're happy to help with introductions and coordination to make your experience as smooth and enjoyable as possible.

 

11. Privacy and Data Protection

By booking with us, you consent to the collection and secure storage of your personal data (e.g., name, contact details, ID copies) for verification, safety, and compliance purposes.
We do not sell or share guest data with third parties, except as required by law or necessary for booking management.

 

12. Force Majeure

We are not liable for failure to perform obligations caused by events beyond our reasonable control, including natural disasters, power outages, pandemics, government restrictions, or security emergencies.

 

13. Limitation of Liability

To the maximum extent permitted by law, The Estoria Lagos shall not be liable for:

• Any indirect, incidental, or consequential loss arising from your stay;

• Interruption of services (e.g., power outages, internet downtime, water supply issues);

• Actions or omissions by third-party vendors.

 

14. Intellectual Property

All content, trademarks, and images on www.theestorialagos.com are the property of The Estoria Lagos. They may not be copied, reproduced, or distributed without written consent.

 

15. Governing Law

These Terms and Conditions are governed by the laws of the Federal Republic of Nigeria.
Any disputes shall be resolved exclusively by the courts of Lagos State.
